A home inspection is a visual examination of a combination of systems and components within a residential home.

Home inspections are often confused with code or building inspections. There are several differences between these two inspections. Firstly, a home inspection is not limited to a check-list of specified building codes like a code inspection. Additionally, home inspectors are not employed by local government or municipality. Though they hold a licensed issued by the state, they are not considered to be code enforcement officials.

What does a home inspector look for?

A home inspector is a licensed professional that is privately hired as an unbiased third-party. Home inspectors have a general understanding of every system and component that go into any residential building.

Armed with their generalized knowledge, they can provide you insight into the general condition of any system or component of the home you currently live in, a home you want to purchase, or whenever you feel this information can be of benefit to you or your contractors.

Though not the primary focus of their inspections, they may take note of some cosmetic concerns such as damaged interior doors, poor paint quality, or scratches on the floor. Home inspector's primary focus is on reporting safety concerns or calling out any system or component that does not operate as intended. This includes visible and readily accessible defects or damage, unusual sounds or smells, and improperly installed components.

How much does a home inspection cost?

The price of a home inspection varies. While it is standard practice to determine the price based on the square footage of the property, other inspection services are available which can offer clients a cost effective option.

Standard home inspections include an inspection of every system and component within a home, however, the client can request that only certain systems or areas be inspected if working on a tight budget or if there is no need to inspect the entire building. Though this is not recommended especially when considering purchasing a home, this option can help you to know something rather than nothing.
