What is a pre-drywall inspection?

A pre-drywall inspection, also referred to as a construction inspection or framing inspection, is a visual examination of readily visible building systems during the construction process of a residential building.

This inspection is performed by an unbiased third-party licensed professional with a general knowledge of every system and component of the home including: plumbing, electrical, HVAC, and framing, to name a few.

​This inspection provides interested parties with a general understanding of the quality of work being performed during the construction of their new home or remodel. This inspection is best utilized after code enforcement inspections (or building inspections) have been performed, but before insulation and drywall are installed. This will ensure that all systems and components have been completely installed.

What does the inspector look for?

As mentioned above, this type of inspection is best utilized after building inspections have been completed, therefore, this inspection is not intended to ensure that the construction methods and materials comply with local building codes. Though the inspector may have knowledge of building codes, they are not considered to be a code enforcement official. With that being said, the inspector is free to report concerns beyond stated building code.

Equipped with a general understanding of all building systems and components, the licensed inspector will be able to advise on the quality of work being performed. This includes any area of concern with plumbing pipes, framing methods and materials, electrical wiring, HVAC ducts, and so on.

How much does a pre-drywall inspection cost?

The price of a pre-drywall inspection varies. While it is standard practice to determine the price based on the square footage of the property, other inspection services are available which can offer clients a cost effective option.

Standard inspections include an inspection of every system and component within a home, however, the client can request that only certain systems or areas be inspected if working on a tight budget or if there is no need to inspect the entire building. Though this is not recommended especially when considering purchasing a home, this option can help you to know something rather than nothing.
